UK Housing Overview

In 2015, the UK Government pledged to build 300,000 homes a year by the mid-2020s (one million total in five years) in what was considered a remarkably ambitious goal. From 2015 – 2019, the number of new-build starts generally fluctuated with 151,020 secured in the  fourth quarter of 2019. In recent months, the Government’s housing target appears to have remained unaltered. In October 2020, the Housing Secretary Robert Jenrick confirmed that that he would not be cutting the 300,000 target encouraging more building in the Midlands and the North.

Carbon Neutral targets

In conjunction with this, the UK Government also faces the added complexity of meeting its obligations towards reducing carbon. In 2019, the Spring Statement confirmed that a Future Homes Standard would be introduced by 2025 which envisions more energy efficient, low carbon technologies to be employed.

Covid-19 impact

Statistics produced by the Ministry of Housing shows a steep decline in the number of new-build starts and completions from the second quarter of 2020 onwards.

In particular, they illustrated a 52% decrease in new build starts between April – June 2020 compared to the previous year. This figure is concerning given that Pre-Covid levels of housing supply were already at a 54% deficit of the annual target set by the UK Government.

The Solution

We believe that these two issues can be resolved by re-inventing the three-bedroom semi-detached house into a smart eco-home that incorporates the following features:

i.     Sustainability through carbon-neutrality

ii.    Future proofing through incorporating smart-technology

iii.   Scalability through assessing the most cost-effective methods

By delivering smart eco-homes on a mass scale, we are not only resolving the issue of housing supply shortage, we are future-proofing those same homes for a healthier and happier population. We believe it is possible to overcome the hurdles facing the housing industry through delivering an ambitious scheme that has already been widely endorsed by the Government and welcomed by Local Authorities, namely, Garden City Villages.
